Private Money Loans

Private money loans are private investments to lend money to borrowers who use real property as security, helping to ensure loans that are generally relatively safe and offer substantial returns. Hard money loans are also known as:

• Fix & Flip/Rehab loans
• Construction loans
• Bridge loans

Many of our clients are real estate investors who often fix and flip or refurbish properties for profit. However, in general, we facilitate loans and sell property notes to private investors of all kinds. 

We may choose to lend to borrowers whose FICO credit scores fall below certain limits at our discretion. In such cases, we also reserve the right to ask these borrowers to furnish larger down payments to reduce our loan-to-value to acceptable ratios.

We are proud to offer a funding window of within five business days for many loans contingent on the receipt of accurate and signed documentation in a timely manner, though for some construction loans, this may be longer. Our focus on catering to your unique needs and circumstances also makes us more flexible than other traditional lenders.

We are committed to providing our borrowers with a flexible and accommodating process. To this end, we offer options with 0-6 month prepayment periods upon evaluating your unique situation.

We proudly work with all types of commercial property, bridge loans, and construction loans. Regarding residential properties, we limit our focus to non-owner-occupied holdings.

Depending on the situation, you may be able to get funded in under seven days with 24-hour commitments.

We are proud to offer private loans with as little as five percent down, with closing within seven days for qualified loans.
